Eric C. Roth, President

ECR Realty Corp. was founded by Eric Roth in 1984.  Mr. Roth is responsible for and coordinates all aspects of property management and general operations of the Company.  Mr. Roth plays a direct role in the initial takeover and implementation of the desired business plan with a particular emphasis on generating turnover of rent regulated or below market rental units and the execution of value-add capital programs in order to reposition the asset and maximize its upside potential.

With more than 28 years of experience in the NYC property management business, he is intimately familiar with DHCR regulations, Section 8 Housing, commercial leasing and real estate brokerage and finance.  Mr. Roth started his career in residential real estate in 1981 working as a Property Manager for Sol Goldman, New York City’s largest individual landlord at the time.  By 1984, Mr. Roth oversaw all aspects of property management for a portfolio that comprised thousands of NYC apartments.

Over the years, Mr. Roth has served in an advisory role to several of Manhattan’s most successful property owners, including Stonehenge Partners, One Liberty Properties and Lloyd Goldman.  He helps to source potential acquisitions, coordinate aspects of the due diligence process and plays an integral role in the formation and execution of the investment firm’s business plans on an asset by asset basis.  Moreover, Mr. Roth has negotiated and supervised the turnover of hundreds of rent-regulated apartments on behalf of his clients.

His other accomplishments include the negotiation of a “Unique & Peculiar Rent Increase Application” with Commissioner of the DHCR for a 418 unit apartment complex located in Manhattan’s upper west side.  This agreement, the only one of its kind to be issued by the DHCR in NYC, was exceptionally advantageous to ownership and formed the model by which several of NYC’s top owner/operators attempted to emulate.  He is currently involved in a condominium conversion of an Upper East Side luxury apartment building.  In the West Village, he spearheaded a project to recapture 9000 square feet of residential/professional space and helped to convert it to commercial use.  The creation of this new “commercial corridor” led to the creation of an estimated $30,000,000 of equity for the client.

Mr. Roth is also a Managing Partner of Friedman-Roth Realty, a commercial brokerage company founded in 1974 that incorporates the services of 17 brokers and salespersons.  The firm specializes in the sale of investment property throughout the New York City metropolitan area.

Mr. Roth earned his Bachelor’s Degree at Washington University in St. Louis in 1981 with a Major in History and a Minor in Education.  He is a Licensed Real Estate Broker, a Member of the Real Estate Board of NY, a Member of The New York State Association of Realtors, a Member and Board of Director of the Community Housing Improvement Program (CHIP), he holds a Certificate of Completion from the National Asbestos & Environmental Training Institute (NAETI), and has received several Certificates of Award issued by The City of New York’s Housing Preservation & Development (HPD).  He is also certified by the Unified Court System of the State of New York to serve as a Property Manger on behalf of the Administrative Court.
